Fountain Beach Resort
Built in 1976 and converted to a condotel in 1998-1999, Fountain Beach Resort enjoys enviable location on Daytona's beachside just south off International Speedway Blvd.

Studios are 384 sf plus a 49-sf balcony, all with the view of the ocean. Units have a refrigerator, toaster/oven, and microwave. Amenities include outdoor pool, McCormick Bar, Tiki Bar,  miniature golf...

$338/m Association fee for a studio, $676 for a one-bedroom unit. Covers all utilities, pest control, basic cable, local telephone,  security, insurance, and upkeep of the grounds.

Hurricanes
After 3 major Hurricanes hit Daytona Beach in 2004, Fountain Beach Resort has been substantially renovated. Brand new roof with Polyurea Roof Coating rated for 250 mph winds (Category 5), repair and sealing of balconies, sealing and repainting the building, rewiring the building, new carpet in Hallways, complete remodeling of the ground floor.

OCEANSIDE INN

Conversion completed June 2004. The developer has done very substantial remodeling of the property. All walls were gutted. The developer got rid of the balconies, and extended the walls to the balcony lines. Now it is all glass floor to ceiling. Though some people like balconies, there are definite advantages of not having them:
  • no need to replace the concrete on the balconies (the most single costly maintenance item that could run you thousands and thousands of dollars in special assessment)

  • reduced liability insurance (you can't fall out of the balcony even after a 8-pack of beer)

  • terrific view, as you have a dramatic floor-to-ceiling glass

  • better insulation, so your maintenance should be less

  • better for your health. Instead of sitting on the balcony with a cigarette, you now have to go to the beach

 122 units, 16 studios on lines 1 & 2 (the west side, city view, though you still have the view of the Ocean), 28 direct oceanfront studios, 8 studios on line 24 (North side), 4 one-bdr. units on the 1st level with the doors to the pool area and the ocean, two 1 bdr. penthouse units on the 9th floor, 8 units consisting of three studios with doors between them, and the rest are double studios with a door between them. Could be rented separately, or together.

Units on the second floor on the south side have private patios on the sundeck. Heated pool, fitness center, restaurant with bar, Tiki Bar.

Very nice property with good solid rentals.
